Questions of value arise in a variety of situations. Not only questions of how much is something worth, but also questions of how much value has been changed, or stands to be changed. Some appraisal applications include

For example, one client, a developer, had proposed a change in zoning and use for a property adjacent to an existing residential community. The community was concerned with the new use and its impact on value. We prepared a study showing examples where similar developments had been constructed adjacent to existing communities along with a matching timeline showing values before, during and after the construction. This data allowed the property owners to arrive at a better understanding of the potential impact the new development was likely to have on their property values.
